    • Advertising your letting property in local media and on the internet
    • Carrying out accompanied viewings
    • Negotiating the terms of the tenancy
    • Collecting the relevant references for your prospective tenants
    • Arranging inventory check-in prior to the start of tenancy and then inventory check-out at the end of the tenancy (if requested).
    • Arranging professional cleaners for beginning and end of tenancy cleaning (if requested).
    • Setting up Direct Debit for rent payments from tenants account direct to landlords account.
    • Preparing tenancy agreement and (if instructed) signing it on behalf of the landlord.
    • Informing all utility providers and council tax office, of tenancy start date.

    • Acting as first point of contact for the tenant at all times.
    • Taking meter reading and transferring all utility bills and council tax into the tenant’s name.
    • Getting any necessary maintenance repairs carried out at the lowest price (with the landlord’s authorisation).
    • Periodically inspecting the property during the tenancy to ensure upkeep of property and its furnishings.
  • Property Refurbishment

    These services can be arranged on request. Our building teams aim to design and refurbish properties depending on the criteria and budget of our clients.
    We work with architects, furniture suppliers, and interior designers as well as building contractors to provide personalised services.

  • EPC (Energy Efficiency Certificates)

    Letting Properties must have an EPC before they can be advertised. We can arrange these for our clients via our contractors. EPCs are essential for the identification of underperforming homes and there are fixed penalties for homes that fail to provide the tenants with EPCs.

  • GAS Safety Certificate / Boiler Repairs and Servicing Properties

    Properties with a dedicated gas supply, must arrange an annual check of gas pipe work and gas appliances. This document is required when setting up the property for letting. Landlords can face severe fines if they are unable to produce a gas safety certificate to prove that annual inspections have been carried out. We can arrange for the inspection and certificate via our contractors.
